Course Description

This course addresses the fundamental principles of real property as applied to real estate practitioners and related professions. Discussion and applications center on practical situations and concepts commonly encountered while conducting boundary surveys and the determination of the extent of ownership rights. Students explore the scope of the surveyors’ judiciary role in real property ownership.

Learning Objectives for Students

On completion of the course, students will be able to understand:

  • History of boundary law on Guam.
  • Specific legal principles used on Guam.
  • Basis of title and land ownership.
  • Creation of boundaries.
  • Retracement of boundaries.
  • Dealing with conflict in the records.
  • Easements and reversions.
  • Roles and responsibilities of the surveyors and real estate brokers.

Assessment

Students need to complete all of the class assignments. The purpose of the assignments is for you to practice the concepts covered in class. Completing all the homework problems is the best way to practice and prepare for the exam.

You are encouraged to work with others on the assignments. However, do not simply use others to do your work but rather use others to help work through and engage in the concepts.

Exam

There is one final exam. You are expected to be present, seated, and ready to take the exam before the end of the class. You are permitted to use any outside materials, resources, or electronic devices on the exam. The final exam is comprehensive and will be given during a 30-minute block before the end of the class.

Passing Grade & Certificate

The final score of 75% will be considered as a passing grade, and the certificate will be issued to the participant within a week.
