Course Description
The course covers the fundamentals of professional property management of investment properties: residential, commercial and industrial. Focuses on organization, staffing, marketing, accounting maintenance, landlord/tenant law, and management procedures. Designed for the real estate practitioner who wishes to specialize in property management. Applies toward Guam’s educational requirements for the 30-hour completion of the real estate salesperson’s license. Applies toward Guam’s educational requirements for the broker’s examination.

Learning Objectives for Students
On completion of the course, students will be able to:
- Apply the principles of real property management.
- Evaluate the goals, objectives, and marketing skills needed to manage multi-residential commercial and industrial properties.
- Analyze and evaluate the specialized training and experience necessary for today’s professional property manager.
- Describe and illustrate current marketing, accounting, and maintenance procedures used by professional management firms.
- Define and explain landlord/tenant and discrimination laws relating to the practice of property management.
Assessment
Students need to complete all of the class assignments. The purpose of the assignments is for you to practice the concepts covered in class. Completing all the homework problems is the best way to practice and prepare for the exam.
You are encouraged to work with others on the assignments. However, do not simply use others to do your work but rather use others to help work through and engage in the concepts.
Exam
There is one final exam. You are expected to be present, seated, and ready to take the exam before the end of the class. You are permitted to use any outside materials, resources, or electronic devices on the exam. The final exam is comprehensive and will be given during a 30-minute block before the end of the class.
Passing Grade & Certificate
The final score of 75% will be considered as a passing grade, and the certificate will be issued to the participant within a week.
